Why nothing happens without one

You cannot tell from the street whether shingles will respond to treatment. The install year hints at condition but no more; tree cover, attic airflow and workmanship all speed or slow the wear. So we climb up, flex tabs on more than one slope, gauge the remaining stone coating and examine every fitting.

You get a verdict on whether treatment will help, a list of anything that needs doing first, and a quote with each item priced separately. If the roof is past treating, the verdict says so, and the notes go with you to whichever roofer you call next.

Good reasons to book

  • The roof has started to look its age.
  • Grit is collecting in the gutters.
  • A storm has passed through and you want it checked.
  • You are buying, selling or refinancing.
  • You would like to plan ahead instead of waiting for a leak.

What gets checked

  • Shingle flexibility on several slopes.
  • Granule cover, particularly where the sun is strongest.
  • Algae, lichen and staining that would need washing.
  • Flashing at walls, chimneys and skylights.
  • Pipe boots, vents and exposed fasteners.
  • Previous repairs and patched areas.
  • Gutters and drainage at the eaves.

How the visit goes

  1. Talk

A few questions about the roof's history before we climb up.

  2. Inspect

Usually under an hour on the roof of an average home.

  3. Report

Findings in person, photos, and an itemized quote to follow.

What you keep

Go ahead or not, you keep the photos and notes, which together describe the roof in plain detail. If treatment fits, the quote lays out each step and its cost so you can approve some, all or none.

Cost of the inspection

Ask about the inspection fee when you phone and we will give it to you straight away. The quote that follows is itemized line by line, and there is no obligation to go ahead with any of it. Many homeowners use the findings simply to plan when to budget for a new roof.

Mistakes we see

  • Judging from the driveway

Faded color alone says little. Flexibility can only be tested by hand.

  • Going by age alone

Neighbors with identical build dates often have roofs that wear at very different speeds.

  • Skipping the fittings

A treated roof with a split pipe collar still leaks. The inspection looks at every penetration.
