The point of fixing first

Rejuvenator restores flexibility; it does not hold anything down or seal anything up. A cracked pipe boot will still let water in after treatment, and a lifted shingle will still flap in the wind. So small problems are repaired before treatment day.

Every repair on the list was spotted during the inspection and appears on the quote by name, with its own price. Anything beyond small repairs is photographed and passed on to you, with a suggestion to bring in a roofer.

Typical items on the list

  • Shingles lifted by wind and needing to be reset.
  • Rubber pipe collars that have cracked in the sun.
  • Flashing pulling away from a wall or chimney.
  • Nails backing out or left exposed.
  • Dried, split sealant around vents and stacks.

How tune-ups are run

  • Each repair named and priced during the inspection.
  • Nothing done that you did not approve.
  • Materials matched to the existing roof where possible.
  • Before-and-after photos of every repair.
  • Repairs finished before treatment is scheduled.
  • Bigger problems flagged and referred, not quietly added.

Where it fits

After washing, if the roof needs it, and before treatment. Repairs on a clean roof are easier to do well, and treatment on a secure roof is money well spent.

What a tune-up costs

It depends entirely on the list. Two reset shingles and a new boot is a small line item; several lengths of loose flashing is a bigger one. Either way the price is fixed at inspection, and the only way it changes is if you approve something new. Plenty of homeowners are surprised by how short and specific the list turns out to be.

Mistakes we see

  • Sealing over problems

Caulk smeared on a failing boot buys weeks, not years. Worn parts get replaced.

  • Mismatched parts

Odd shingles or the wrong flashing profile stand out and can trap water. We match what is there.

  • Repairs after treatment

Fixing after spraying means working on oily shingles. Repairs always come first.
