Tile Roof Care in St. Petersburg: Wash, Dry, Seal

Tile does not dry out like shingles, but it stains, grows algae and soaks up water. Cleaning and a clear sealer deal with all three.

Different material, different care

Rejuvenator is for asphalt. Tile has other problems. Concrete tile in particular is porous: it absorbs water, holds onto algae and fades as its surface wears. Clay is tougher but still collects staining and growth over the years.

We clean tile at low pressure, because high pressure can crack tiles and erode their surface, then let it dry fully and apply a clear sealer that helps it shed water and resist staining. The finish looks fresher without turning glossy, and the tile keeps its own color.

When tile needs attention

  • Dark stains or green growth.
  • Patchy or faded color.
  • Tiles that stay dark long after rain.
  • Debris building up in valleys and along ridges.
  • No cleaning for several years.

What the visit covers

  • Broken or shifted tiles located and shown to you.
  • Protection for plants, screens and vehicles.
  • Low-pressure cleaning of the full roof.
  • Drying time before sealing.
  • A clear sealer applied evenly.
  • A walk-round before we leave.

How the visit goes

  1. Look

Damaged tiles noted and pointed out before cleaning.

  2. Clean

Gentle cleaning, then a full dry.

  3. Seal

Clear sealer applied in good weather and checked for coverage.

Walking on tile

A careless step can split a tile. Our crews place their feet over the batten lines and lay pads on fragile areas. Anything already broken is shown to you before work starts, so there is never any doubt about what was there.

What sets the price

Three things: square footage, whether the tile is concrete or clay, and the depth of the cleaning needed. A heavily stained concrete roof needs more time than lightly dusty clay. Cracked tiles are listed separately, not folded into the figure. Cleaning and sealing each get their own line, so you can do one now and the other later.

Mistakes we see

  • High-pressure cleaning

Blasting tile can erode its surface and crack older pieces. Low pressure cleans without the damage.

  • Sealing a wet roof

Sealer applied over damp tile can cloud and peel. The roof dries fully first.

  • Walking anywhere

Stepping on unsupported tile breaks it. Crews place their feet with care.
