Cleaning

St. Petersburg Soft Roof Washing, Gentle on Granules

Those dark trails down the roof are algae. A cleaning solution at garden-hose pressure removes them without scouring the shingles.

Why low pressure

The black streaks on so many local roofs come from algae that lives on the limestone filler in shingles. Heat and humidity keep it thriving. Besides looking grim, it holds moisture against the roof.

A pressure washer would strip it, and a fair share of granules with it. Soft washing applies a cleaning solution gently, lets it work, and rinses lightly where needed. The growth dies and the staining fades while the shingle surface stays intact, which matters if treatment is coming next.

Signs a wash would help

  • Dark streaks running down from the ridge.
  • Green growth in shaded corners.
  • Leaves and debris that never quite blow off.
  • Treatment planned on a roof that is not clean.
  • A house about to go on the market.

What a wash visit covers

  • Plants pre-soaked and delicate shrubs covered.
  • Pool screens and outdoor furniture protected.
  • Cleaning solution applied at low pressure.
  • Time allowed for the solution to work.
  • Light rinsing where it helps.
  • Loose debris cleared from gutters.
  • Plants rinsed again before we leave.

How the visit goes

  1. Protect

Garden watered and covered, area under the eaves cleared.

  2. Wash

Solution applied slope by slope from the bottom up.

  3. Rinse

Plants rinsed, gutters checked, a walk-round with you.

If treatment is next

Cleaning goes first. Then the roof is left to dry out completely for a few days, because oil absorbs poorly into damp asphalt. We schedule the pair as one booking with the gap built in.

What sets the price

Area, steepness and the thickness of the growth. A single stained slope is cheaper to clear than a roof that is dark on every face. Tight side yards and screened pools take a little longer to protect. When washing is booked with treatment, it still appears as its own line on the quote.

Mistakes we see

  • Using a pressure washer

High pressure strips granules along with the algae and shortens the roof's life.

  • Forgetting the garden

Cleaning runoff can scorch plants that were not wetted and covered beforehand.

  • Treating straight after

Damp shingles do not absorb oil well. A few dry days between visits matters.
